NYC COAs see rise in seller-financed deals In New York City, co-op and condo boards may increasingly encounter seller-financed purchases due to rising mortgage rates. Boards should apply the same financial standards to these deals, but they must be aware of the potential for default, in which case the seller, already vetted by the building, would repossess the property, a scenario different from a bank foreclosure. Instagram working on "Nearby" stories Some Instagram users can now respond to Notes with audio clips, GIFs, photos, stickers and videos and create in-stream chat groups around an event, as part of a test. Instagram also seems to be developing a geography-based "Nearby" feed for Stories, and is testing a feed that delivers Stories updates only from users that follow each other.
