Dear reader, Rosedale is home to some of Toronto’s most influential people: Geddy Lee, Heather Reisman, Kevin O’Leary and a bunch of other public-facing aristocrats. It’s also surprisingly accessible to the rest of us. Walking through Rosedale became a ritual when I was in university. I was living in a Cabbagetown basement while working at a coffee shop near Yonge and St. Clair. My contempt for the TTC meant a 45-minute hike northwest through one of the city’s richest zip codes—and I loved it. The streets were winding, the architecture stunning and the trees lush. My favourite way in was via the Glen Road bridge, which spans Rosedale Valley, connecting the neighbourhood to Sherbourne station. Today, you’ll notice that many of the old red-bricks are modernizing with the times. Curb Appeal’s top post this week is a fine example: a $6-million Victorian updated with contemporary flourishes including fingerprint access and a smart-home system that automates the lights and blinds. Also in today’s newsletter: a new build by the Humber with a fireplace in a closet. Plus, a Georgian Bay shrine to pine. What property off Sherbourne would be complete without a bathroom featuring a quarry’s worth of marble, a floating fireplace, a 180-bottle wall of wine, a 14-foot butcher block, smart-home tech and a deck built around a tree? | |

| Here’s a brand-new four-bedroom, six-bathroom home in Kingsway South right by the Humber River. It comes with an elevator, a powder room with a swoosh sink, a playful blue laundry room and a fireplace in the walk-in closet. |

| This 4,000-square-foot Georgian Bay getaway sits on a 16-acre plot that looks like a painting from the Group of Seven. It has a guest cottage, antlers everywhere, 20-foot ceilings and two lofts accessed by ladder. |
